I've been thinking about this story I read yeeeears ago so this is a long shot but I'd love to find it again:

Guy moves into new town and into a new apartment building by snagging a really nice unit dirt cheap. He finds out the reason it's dirt cheap when he wakes up to a dude ghost that is adamant anyone who lives in "his" apartment pays the price for it - which is getting fucked by ghost tentacles while he watches.

Guy is resistant at first but eventually is resigned to his fate because he wants to keep the unit, and the ghost fucks him plenty and often.

I'd love to find this again if anyone has ideas!
